The first ten days set your price.

A listing gets one launch. The market forms its opinion in the first ten days, and every week after that is spent either capitalising on that opinion or apologising for it.

So we do the unglamorous work first: condition, repairs, staging, sequencing, and a price that creates competition instead of caution. Then we launch once, properly, to a buyer we have already identified.
